Grosvenor and EIH London Investments Ltd announced on Thursday that the prestigious Mayfair district in London will soon welcome the Oberoi Group’s first luxury hotel in the UK.
Situated at a prime location at 40-46 Brook Street, this new Oberoi Hotel will stand as a flagship boutique destination, offering a distinctive experience with the group’s signature design and exceptional service.
Grosvenor obtained planning permission in 2022 to restore the 33,000 sq. ft. listed building as part of its ambitious South Molton development, currently the largest mixed-use project in London’s West End.
This landmark development will encompass not only the hotel but also a range of new facilities, including office spaces, housing, shops, restaurants, cafés, and leisure areas within a revitalised public space.
At the core of the development is a 267,000 sq. ft. joint venture between Grosvenor and Mitsui Fudosan UK, which will deliver two state-of-the-art office buildings on Brook Street and Davies Street. These buildings will provide prime corporate headquarters space in one of London’s most desirable locations.
The South Molton area is anticipated to draw £6.5 million in annual spending, generate 1,000 permanent jobs upon completion, and create an additional 450 jobs and apprenticeships during construction.
Construction started in November 2023, with the entire project expected to be completed by the end of 2027.
Rachel Dickie, Executive Director of Investment and Development at Grosvenor, remarked, “Securing a prestigious brand like Oberoi Hotels & Resorts as the anchor for our South Molton development is what we envision when we talk about creating a destination of international significance. We are thrilled to bring the first Oberoi Hotel to the UK in the heart of Mayfair.”
Arjun Oberoi, Executive Chairman of The Oberoi Group, commented, “Our partnership with Grosvenor marks an exciting chapter in our international expansion. London is a key destination for our guests, and we are eager to introduce our renowned hospitality to this vibrant city. The Oberoi, Mayfair, will be a celebration of our brand at a prime location and a showcase of our commitment to exceptional service.”
Vikram Oberoi, Managing Director and CEO of The Oberoi Group, added, “We are thrilled to bring Oberoi’s legendary service to London, especially in such an iconic area as Mayfair. The Oberoi, Mayfair, will be a luxurious retreat that embodies the heart of Mayfair and the dynamic spirit of London.”
JLL represented Grosvenor in the transaction, while Johnny Sandelson advised EIH London Investments Ltd.
